When you manage a large complex known for its luxurious apartment homes, you know that every detail matters to your current and prospective tenants. From the interior of the units to the parking lots, everything must present the appropriate image of managers who care about the happiness, comfort and safety of their tenants. In June 2017, Alpha Paving completed a project for 401 Teravista, an upscale apartment complex in Round Rock, TX.
About 401 Teravista
401 Teravista is a gated complex offering units as large as three bedrooms. No effort has been spared to deliver a welcoming environment. The high-end features include intrusion alarms, soaring ceilings, carports, crown molding and valet garbage collection. Some units have attached garages, granite countertops, built-in bookcases and garden tubs. Each unit has a kitchen pantry, designer paint schemes, a fireplace and plank wood flooring, and each unit comes with a full-size washing machine and dryer. Given the numerous amenities offered by 401 Teravista, it should be apparent that management values well-maintained, attractive, safe parking for tenants as well as their guests.
About the Project
CAPgro Construction Management specializes in providing end-to-end project management for multi-family renovation projects. The owners of 401 Teravista retained CAPgro to handle their renovations, and CAPgro selected Alpha Paving Industries for the pavement-related work. We worked closely with both the project manager for CAPgro and the property manager for 401 Teravista to ensure that no detail was overlooked.
The scope of the job covered approximately 162,520 square feet of pavement. By working in phases, we filled pavement cracks with Neyra PLS Crack/Joint Thermo-Sealant before spraying on two coats of Neyra Jennite AE, a premium sealcoating prized for its appearance and durability. We chose Neyra PLS for its proven performance, its ability to set even in hot climates, its toughness, its no-tracking formula and its pliability. We made one small repair to a concrete curb, installed car stops and applied striping. We also installed 11 speed bumps; by helping to ensure that vehicles slow down in congested areas, speed bumps increase safety for other drivers as well as pedestrians, especially children.
