A newly constructed expanse of asphalt pavement is beautiful as well as durable. Over time, however, all types of pavement will begin to deteriorate and suffer damage. When to Sealcoat
Sealcoating is one of the most effective and economical maintenance procedures that you can have performed. If your asphalt pavement has faded to a dingy gray or brown, sealcoating can bring back the rich, deep color that it had when it was new. However, sealcoating is much more important as a protective coating that blocks harmful UV rays and guards against automotive fluids that can destroy your asphalt pavement. Sealcoating should be applied to new pavement as soon as it is fully cured, and then fresh sealcoating should be applied periodically. Prior to sealcoating, any cracks or potholes will need to be repaired; only minor flaws can be corrected with sealants.
When to Repave
Although some people use the terms “repave” and “resurface” interchangeably, they actually represent two very different procedures. Asphalt repaving is basically the same as constructing a new expanse of asphalt pavement, but the old pavement must be removed first. Because of the expense and time involved, most people delay repaving until it is absolutely necessary. Unfortunately, if the pavement’s base is unstable or the pavement has suffered severe damage, repaving may be the only option. Typically, if less than one-fourth of the pavement is severely damaged, a complete repaving job may not be required. It may be possible to salvage the pavement by resurfacing it.
When to Resurface
Resurfacing is the application of another layer of asphalt on top of existing pavement. Any damaged areas must be repaired prior to resurfacing, so if more than one-fourth to one-third of the pavement is riddled with potholes, wide cracks or alligator cracking, resurfacing may not be a feasible solution. Resurfacing is not normally an option if the pavement’s base has been damaged, allowing the pavement to shift or sink.

Sealcoating should be applied at the intervals recommended by your contractor, so it should be considered routine maintenance rather than a repair. Resurfacing is best for pavements with stable bases if severe damage has affected less than approximately 25 percent of the pavement’s surface. Repaving should be chosen if the base is unstable or severe damage has occurred over more than 25 percent of the pavement’s surface.
