Having an asphalt professional regularly apply sealcoating to your pavement is one of the most economical methods of providing the pavement with the protection it needs. Sealcoating can extend the pavement’s life to help you maximize your investment, but it also adds to the curb appeal of your property and its probably time for spring sealcoating.
Why It’s Time For Spring Sealcoating
Over time, normal traffic will eventually cause asphalt pavement to show signs of wear. However, a proper maintenance program that includes periodic sealcoating can often make your pavement last more than twice as long as pavement that is neglected. Your pavement is exposed to a variety of destructive agents that can age it prematurely, including ultraviolet rays, storm runoff and gasoline and other automotive fluid spills. Sealcoating helps asphalt pavement retain its moisture content, which is critical for avoiding dry, crumbling, cracked pavement. It resists gas, oil, antifreeze and other spills that can cause the binders in your pavement to break down. Sealcoating helps keep water from penetrating to the pavement’s base and eroding it. It also screens out a large percentage of harmful UV rays. Furthermore, sealcoating restores faded color and fills in surface imperfections to rejuvenate the asphalt’s appearance, making it more attractive and enhancing your property’s curb appeal.
Conditions Needed for Sealcoating
For quality results, sealcoating should be applied when weather conditions are within a certain range. Sealcoating is formulated to be applied when the temperature is between 50 and 70 degrees Fahrenheit and the humidity is around 50 percent. These are the ideal conditions, but this does not mean that sealcoating cannot be applied at other times although additives may need to be used. However, it is imperative that the pavement be dry when sealcoating operations commence and that the sealant remain dry until it is fully cured, which typically takes 24 to 48 hours, depending on the temperature and type of sealant. Most sealcoating professionals will not attempt to apply sealant if rain is forecast for the day following the application.
