Belvedere is a gated community with more than 220 single-family homesites. This planned community lies due west of Austin’s downtown district and just minutes away from Dripping Springs, Lakeway and Bee Cave. Since 2014, Alpha Paving has been providing our services in the community through its HOA management company, Associa. Our first two jobs were to restripe their stop bars in 2014 and 2016. In the spring of 2019, Associa asked us to prepare a bid for additional work, including concrete curb repair, asphalt patching, and crack filling. Their goals were to maintain the integrity of the community’s roads and prolong the life of these pavements.

What Was Involved in Preparing a Bid for the Belvedere HOA?
We met with three members of the HOA board this spring. After studying the scope, we drove through the community to identify any damaged areas. The board members had a few in mind, but after lengthy and repeated visual inspections, we prepared an expanded scope. Our bid included maps to correspond with our proposal for each of the services the HOA requested. Based on the work we performed previously, our pricing and our detailed proposal, the HOA accepted our bid. This began a close exchange between the HOA president and our project manager to coordinate the work every step of the way.
How Did Alpha Paving Handle the Work for the Belvedere HOA?
Typically, we started with any concrete work or work needed where the ribbon curb met the asphalt pavement. Once the HOA reported that this phase of the work looked great, we drove the site again with the board members in case they wanted us to address additional areas. We then moved on to the asphalt repairs, completing them in one day without any incidents or road closures.
The next step involved a long, hot day in July for our crew of six. We filled a total of 15,000 linear feet of cracks in the asphalt pavement, again without incidents and to the complete satisfaction of the HOA. We completed the final step, the stop bar striping, in August.
Early on, Associa expressed their confidence in us by empowering us to interact with the homeowners from start to finish. However, it appears that our five-year relationship is far from finished. They just consulted with us on their next project, which is a new construction entrance scheduled for 2020.
