You might think that having seal coating applied to your asphalt pavement belongs in the second category, but if you want the best results, you will need to be involved in the process to ensure proper preparation.

Although many people believe that all a sealcoating contractor needs to do is show up and apply the sealant, excellent results cannot be achieved without adequate preparation.

• Sealcoating is not the same as crack filler. Cracks, potholes and other pavement damage will need to be repaired before the sealant is applied, so be sure that your contractor schedules time for the repairs.
• The pavement needs to be as clean as possible. This may require removing leaked automotive fluids, piles of leaves, grass clippings, mud or trash. Your contractor’s crew can handle the cleaning, but the less that they have to do, the faster your job will go.
• All tenants need to be notified of the date on which the sealcoating will occur. If the work is to be done in stages, tenants should be notified of the dates that each stage will occur. Your letter should also inform them of parking alternatives, the time that each area is expected to be closed and how they can help facilitate the work. Ideally, the letter should come from you; tenants will be more likely to read it and comply with it than a letter sent by your contractor.

Communication Is Key

In addition to communicating with your tenants, you should choose a contractor who communicates well with you. Here are a few tips to help you determine whether an asphalt sealcoating contractor will meet your expectations.

• Look for a paving contractor who can explain the entire project without resorting to industry jargon. He should be able to explain why he recommends a particular brand of sealant, how he will prepare the mix and the method his crew will use to apply the sealcoating.
• Prospective contractors will have many questions for you. They will ask about the days and times that traffic on your pavement is the lightest. They will want to know about any critical events you have scheduled during the days leading up to or immediately following the work. They will also ask whether you have any questions for them.
• A reliable asphalt contractor will be forthcoming with information. He will provide you with his contact information as well as information about the person who will be supervising your project. He will explain how he will handle rescheduling your job if inclement weather arrives unexpectedly. He will discuss some things that may occur immediately after the freshly sealed lot begins receiving traffic, including tire scuffing or sand displacement, that are typically temporary.
