The Process

Preparation

We remove dirt, vegetation, and debris to ensure a clean surface for proper sealcoat adhesion. We also fix cracks and potholes to strengthen the foundation, preventing future water damage.

Edge and Tape

We tape off surrounding areas that don’t require sealcoating, such as concrete curbs and nearby structures.

Sealcoat Application

Using either a spray system or squeegee, we apply coal-tar-based or asphalt-based emulsion material to the pavement. The right method depends on the area’s size and condition.

Coating Application

We apply a uniform layer of sealant to the surface. We determine the desired thickness based on manufacturer recommendations, typically ranging from 1/16 to 1/8 of an inch.

Drying & Curing

The sealant is left to dry and cure for 12 to 36 hours. Dry time depends on the humidity level and ambient temperature.

Striping and Markings

Once the sealant has fully cured, we reapply lane markings, parking lines, and other pavement markings to ensure clear delineation that enhances safety.
